Govt rolls out zone-wise land valuation model, Taleigao chosen as pilot

Digital Goa, May 25 – The Goa government has introduced a category-based land valuation system in Taleigao village of Tiswadi taluka on a pilot basis, replacing the earlier uniform minimum land rate system for the entire village. The Revenue Department said the move aims to address inconsistencies arising from applying a single rate across areas with varying infrastructure, accessibility, amenities and development potential. Under the new system, Taleigao has been divided into five categories — A to E — with separate minimum land rates. Category A has been fixed at ₹30,000 per sq metre, Category B at ₹25,000, Category C at ₹20,000, Category D at ₹7,000, while Category E will be pegged at 20 per cent of the lowest minimum rate among Categories A to D. Moreover, these land values will not apply to purchase of dwelling house made by mundkar and agricultural land made by tenant, from Landlord under the Goa Mundkars Act and the Goa Agricultural Tenancy Act, respectively. The revised rates for Taleigao for 2026–27 have come into force with publication in the Official Gazette and will serve as the base rate for stamp duty valuation
